Terms & Conditions

These Terms and Conditions govern your rental of Pool House Lodge, located in Hocking Hills, Ohio. By completing a reservation and paying a deposit, you ("Guest") agree to all terms below on behalf of yourself and all members of your party.

1. Booking & Payment

A reservation is confirmed only upon receipt of the required deposit and a signed rental agreement. The following payment schedule applies:

• Deposit: 50% of the total rental fee is due at booking.
• Balance: The remaining 50% is due 30 days before your arrival date.
• Accepted payment methods: Credit card, debit card, and other methods as specified during booking.

Rates are subject to applicable state and local taxes. All fees — including cleaning fees and security deposits — will be disclosed before you confirm your booking.

2. Cancellation Policy

• 97% Refund: Cancelled at least 30 days prior to arrival.
• 47% Refund: Cancelled between 14 and 29 days prior to arrival.
• No Refund: Cancelled less than 14 days prior to arrival.

Travel insurance and credit card processing fees (3%) are non-refundable. Please note that the credit card processing fee (3%) is charged on the full payment amount and is not returned on refunds.

A 48-hour free cancellation window applies only if arrival is at least 14 days away at the time of booking.

We strongly recommend purchasing travel insurance to protect against unforeseen cancellations. Pool House Lodge is not responsible for cancellations due to weather, road conditions, or personal circumstances.

3. Check-In & Check-Out

• Check-in: 4:00 PM EST
• Check-out: 10:00 AM EST

Early check-in and late check-out may be available upon request, subject to availability, and are subject to a fee of $50 per hour plus applicable tax. Guests who fail to check out on time may be charged one additional night's rate.

4. Maximum Occupancy

Pool House Lodge accommodates a maximum of 20 overnight guests. Exceeding this limit is a material breach of these terms and may result in immediate removal from the property without refund. Day visitors must be pre-approved and are counted toward the occupancy total while on premises.

5. Pet Policy

Pool House Lodge is a pet-free property. No animals of any kind are permitted on the premises at any time, inside or outside. Any evidence of unauthorized pets will result in forfeiture of the full security deposit and may result in additional cleaning charges.

6. Smoking Policy

Smoking and vaping are strictly prohibited inside the lodge, on covered porches, and in any enclosed area. Smoking is only permitted in the designated outdoor smoking area in the parking area (2 chairs and a cigarette butt collector are provided). Guests must fully extinguish all materials. Smoking is not permitted during a burn ban. Evidence of indoor smoking will result in full forfeiture of the security deposit plus any remediation costs.

7. Pool & Hot Tub Rules

• Swim at your own risk. No lifeguard is on duty.
• Children must be supervised by an adult at all times in and around the pool and hot tub.
• No glass containers allowed in or around the pool area.
• No diving. Pool depth is 3–6 feet.
• Hot tub use is limited to guests 18 and older, or minors with direct adult supervision.
• Do not adjust pool or hot tub chemical systems. Contact us if you have concerns.
• Pool hours: 7:00 AM – 11:00 PM. Quiet hours apply after 10:00 PM outdoors.

8. Property Rules & Quiet Hours

• Quiet hours are from 10:00 PM to 8:00 AM. Noise must not disturb neighboring properties.
• No events, parties, or gatherings beyond the stated occupancy without prior written approval.
• Fireworks are strictly prohibited on the property.
• Open fires are permitted only in designated fire rings and must be fully extinguished before bedtime or leaving the property.
• Guests are responsible for leaving the property in the same condition as found. Reasonable cleaning is included; excessive mess or damage will result in additional charges.
• Do not rearrange or remove furniture from its original location without authorization.
• Parking is available on-site only. Street parking is not permitted.

9. Security Deposit

A security deposit is required and will be collected at or before check-in. The deposit will be returned within 2 days of check-out, less any deductions for damage, excessive cleaning, rule violations, or missing items. Guest will receive an itemized statement for any deductions.

10. Damage & Liability

Guest is responsible for any damage to the property, furnishings, appliances, or grounds caused by Guest or any member of the Guest's party during the rental period. Pool House Lodge and its owners are not liable for accidents, injuries, illness, loss of personal belongings, or damage to Guest's vehicle or property occurring on the premises. Guests assume all risk associated with use of the property, pool, hot tub, fire pit, and surrounding acreage.

11. Right of Access

Pool House Lodge management reserves the right to access the property for emergency repairs, maintenance, or in response to reported violations of these terms, with reasonable notice when possible. In the case of an emergency, access may be immediate.

12. Early Departure

No refund will be issued for early departure for any reason, including weather, personal circumstances, or dissatisfaction, provided the property is as described in the listing.

13. Governing Law

These Terms and Conditions are governed by the laws of the State of Ohio. Any disputes arising from this agreement shall be resolved in the courts of Hocking County, Ohio.
